Mijas combines year-round tourism, a large resident international community and prices that are generally lower than in neighbouring Marbella for comparable locations, which makes it popular with both lifestyle buyers and investors. Returns depend on the specific area and property.
Can foreigners buy property in Mijas?+
Yes. There are no restrictions on non-residents buying property in Spain. You will need a NIE (foreigner identification number) and a Spanish bank account. Note that buying property no longer gives non-EU buyers residency: Spain abolished the Golden Visa with effect from 3 April 2025, so the usual routes are now the Non-Lucrative Visa or the Digital Nomad Visa.
What is the difference between Mijas Pueblo, Mijas Costa and La Cala de Mijas?+
Mijas Pueblo is the traditional white village in the hills with panoramic views; Mijas Costa is the coastal strip with beaches and modern developments; and La Cala de Mijas is a lively beach town between them, popular for its restaurants, golf and investment potential.
How far is Mijas from Málaga airport?+
Mijas is roughly a 20–25 minute drive from Málaga–Costa del Sol Airport, with easy access via the AP-7 and A-7 motorways. Marbella and central Málaga are both around 30 minutes away.
What are the costs of buying property in Mijas?+
Beyond the purchase price, budget around 10–13% for taxes and fees: transfer tax (ITP) or VAT on new builds, notary, land registry and legal fees. We recommend working with an independent lawyer to handle due diligence.
